Commercial finance, lived in the real world
Commercial Finance Broker and Gym Owner Ben Arhin
Commercial finance broker. Gym owner. Business operator.
I don’t only arrange commercial finance. I also co-own and operate StrongCo, an independent strength and conditioning gym in Bournemouth. That means I have faced many of the same decisions as the businesses I work with: investing in equipment, managing premises and fit-out costs, protecting cash flow and deciding when to invest for growth.
That practical experience shapes how I approach finance through LoanLogic. The question is not simply how much a business can borrow. It is whether the funding structure supports what the owner is trying to achieve without putting unnecessary pressure on the business.
The short version
A finance conversation should start with the business, not the product.
Ben founded LoanLogic to help business owners understand what funding may be available, how it should be structured and what lenders are likely to examine. He works with businesses across Dorset, the South West and the wider UK.

Direct business experience
Commercial finance advice from someone who runs a business
Ben has direct experience of opening and operating StrongCo, an independent strength and conditioning gym in Bournemouth. That includes investing in commercial gym equipment, managing premises and fit-out decisions, balancing investment against cash reserves, building recurring membership revenue, managing staff and operating costs, and evaluating growth and expansion opportunities.
It also means understanding the practical pressure business owners face when making investment decisions — and the difference between what appears affordable and what is strategically sensible.
Structure first
How Ben approaches business finance
- 01Understand why the business needs funding.
- 02Review the current financial position and existing commitments.
- 03Decide which funding structure is appropriate.
- 04Identify lenders whose criteria fit the business.
- 05Explain costs, security, personal guarantees and trade-offs clearly.
- 06Tell the client honestly if borrowing is not currently appropriate.
Planning ahead
Know your position before you need to borrow.
The Funding Readiness Review is intended for businesses planning an investment in the next 6–12 months. It should answer: what may be fundable now, which finance structure could be suitable, and what would need to change to improve the position.
